On this blog, we always talk about how Phuket successfully keeps its infrastructure in line with the commercial growth on the island, unlike some other destinations such as Koh Samui. With this in mind, the latest news is that Phuket International Airport’s expansion is now truly in the works. Coasting around the 5.7 billion THB mark, the airport is expected to be able to deal with 12.5 million passengers a year when it becomes operational in June 2015.
Reported in a previous article on this blog, Phuket’s passenger traffic has risen over 20% in 2011 and 2010, which if remains consistent through the year, the figures would rise to nearly 10 million in 2012 and to a further 17.2 million by 2015, which means it could be essential for the airport expansion to be completed on time for 2015.
Bearing in mind that Phuket tourism is the jewel in the crown for South-East-Asian tourism, we need to keep up with the rise in arrival figures over the next few years. News like this is always positive for the Phuket real estate market and anyone who has a business that depends on holidaymakers for is survival.

As we bounce into the year of the dragon, the Phuket property market has been on fire over the Chinese New Year with renewed interest in the 500,000 – 1.5 million USD property categories. I normally do my roundup every Monday, but we have been so busy this week that it’s two days later than usual. As another busy week in paradise came to a finish, we had some amazing Phuket International Airport arrival statistics for 2011, which is always a nice confidence builder not only for local businesses that depend on tourism, but also for the tourists themselves. The arrival figures are also great news for both the entry level and high-end level of the Phuket property market.
Talking of high-end, the pure beachfront villas at the immensely chic Sava Villas project have now completed most of the construction work and still have two very large and spacious beachfront villas available to buy. Prices start from 65 million THB and the show villa is available for inspection, which I would highly recommend.
Other projects and news to absorb this week is two new developments that have just arrived on the Phuket property market scene. This is the season for Phuket Festivals, which is a great time to see the island and its people at their colorful and festive best. The Old Town Festival will once again kick into gear from January 29 to 30, which also takes in Chinese New Year kick-starting the year of the dragon.
Phuket Town Municipality will stage the event mainly at Dragon Park and Thalang Road, alongside other various locations such Phang Nga Road and Krabi Road in Phuket Town. Featuring music and stage performances, displays of local art and lots of food and drink stalls, this is your chance to see authentic an Phuket Festival in full flow.
The opening ceremony and parade will be held from Khanit Hongyok Road to Thalang Road to start the festival on January 28. The final day of the festival will be on January 30 with a candlelit ceremony at 8pm, culminating at 10:30pm with a ceremony to worship Chinese gods.
Dragon Park will be the venue for the main stage, although on Thaland Road and Phang Nga Road will host smaller stages throughout the Old Town Festival.

Although some people only focus on doom and gloom when it comes to Phuket, facts and figures are always the best way to gauge success or failure instead of negative personal opinions. Since 2009, arrivals through Phuket airport have sky-rocketed from 5,779,918 to 8,467,995 in 2011.
This is massive when you realize the rise totals over 20%, which is amazing when considering the economic woes of the world and nationwide problems such as the Bangkok floods and political unrest have affected the country and have been plastered over the mainstream media over the past couple of years.
It seems that you just can’t keep people away from Phuket, they love it… and rightly so!
One thing it does mean is that Phuket International Airport needs to extend, as planned, so as to accommodate the above average rises year up on year. During 2010, Phuket also saw a rise around the 20% figure, which shows great consistency and growth.
Phuket is the place to visit, not just for international tourists but also Thais from across the country that are arriving to Phuket in increasing numbers for short stay holidays. Let’s hope we see more of the same during 2012!

It’s been a great start to 2012 here in Phuket and the New Year appears to be warming up in a fine and positive style. There’s been lots of interest over the past week in the Phuket real estate market, especially within the higher end developments across the island. Developments such as Unity Patong and Kata Ocean View have rustled up lots of interest and sales, largely to do with the high standards of these two picturesque estates.
Wings Private Pool Villas near Laguna has also garnered much interest over the past 7 days and is a fantastic development.
As always Phuket offers that perfect work and lifestyle balance, and to top off a very busy work week I had a great weekend dining with friends at Catch Beach Club at Surin on Friday night, followed by a relaxing lazy lunch at Pla Seafood Restaurant on Sunday afternoon, also at Surin Beach.
It has been a great start to 2012 for Phuket on many fronts, and hope this rich vein of form continues over the coming year.

As Phuket continues to attract massive foreign investments, the latest big money to come Phuket’s way is from the partnership of two UAE companies, Tasweek Real Estate Development and Marketing, and Asset Allocation Advisors (AAA), which help make up the Khalid Al Hamed group. These two high profile companies are set to launch a high-end luxury development at Ao Por.

We would like to start this article by wishing everyone who visits our website or has supported Prime Real Estate in any way a very happy New Year for 2012. It has been another great year for us, picking up nominations once again at the 2011 Thailand Property Awards, which is always a good indicator that we are doing the right thing by our customers and the Phuket real estate market in general.
It is safe to say that the year has ended on a more positive note for Thailand, with the elections finally completed and a new government in place, which has made everyone a little more confident in the stability of the country.

As I have championed many times within the pages of this blog, Phuket infrastructure is what sets this island apart from many other tropical holiday destinations across not only South-East-Asia, but the world! Four Phuket road projects, which have been in the pipeline for many years, have now been given the go ahead.

In the run up to the peak season Christmas period, the Patong Carnival kicks in to gear today. This six-day annual carnival starts today (15 December) and runs through until 20 December promising and action packed few days. If you are taking a much needed Phuket holiday or are a resident of Phuket, you must spend some time at the Patong Carnival and soak up the festive atmosphere.
Over the six day carnival, stages are set up at the beach end of Bangla Road, and also at Loma Park just further down beach road. Concerts will be held concurrently on both stages with performers including popular Thai artists such as Tai Oratai and Baowee, alongside traditional performances by Wat Hui Pom Nok Municipality School students from Songkhla.

I was fortunate enough to be invited to the launch of a new website, www.phuketfuture.com, which is geared towards luxury property in Phuket. As part of the launch, we were showcased a 13-minute movie detailing Phuket’s rise from a backpacker’s haven to a world-leading luxury holiday and residential destination. Some well-known faces from the Phuket property scene were interviewed in the short film such as Bill Barnett from the Phuket Insider.com, Richard Pope from Kata Rocks and the developer of Royal Phuket Marina, Gulu Lalvani.
The movie was very positive and pointed out why Phuket has become so successful in enticing not just millionaires to the island, but also billionaires. The video talked about how Phuket has a little bit of everything from great infrastructure and fine dining restaurants, to championship style golf courses and marinas while still retaining much of its natural flair and abundance.
One thing I really liked about the film was how other destinations across Asia such as Sri Lanka and Vietnam look towards Phuket as some kind of shining beacon and inspiration on how to construct luxury villas and condos while still keeping the island accessible to all.
The movie also focused on what a great place Phuket is to invest, and how owners of high-end properties can make massive returns on their investment in the rental market – all of which is very true. I recommend this video to anyone who knows and lives in Phuket, and also essential viewing for those deciding about making their first-time plunge into the Phuket property market.

As the tourism demographics change across Thailand, and Phuket especially, from European, American and Australians to more of an Asian base, we need to be prepared to change our thinking a little to accommodate the changes, which will benefit all business owners across the island.
In September alone, the amount of Korean tourists that visited Phuket totaled 15,849, the third largest behind China and the Australians respectively. Seeing as so many Koreans and Chinese are now visiting Phuket, warning words from the Korean honorary consul, Tossaporn Thepabutr, hold much weight.
“More Korean company owners are looking at moving their operations to Phuket because of the floods in Bangkok. Phuket is considered much safer,” said Mr Thepabutr.
“Many Korean businesses will join Thai operators to form partnerships,” he added.
Mr Tossaporn also noted that many Korean families are also making Phuket their home and we have to bear them in mind.
“They have to find schools for their children, among other things. So I would like government officers to work with private organizations to help make Phuket more convenient and safer for these new arrivals.”
He finished off by noting that Thai Airways operates direct flights from South Korea to Phuket, and Bangkok Airways also have plans in the works to launch flights from Korea to Phuket next year.
“And other three Korean airlines will also launch direct flights from Korea [to Phuket] at about the beginning of next year,” he said.
Globally times are changing and it is important that we change and adapt to the marketplace or get left out in the cold.

The Phuket World Musiq Festival kicks off tomorrow at Saphan Hin, Phuket Town, from the 2nd to the 5th December 2011. Phuket Festivals are a great time to visit the island, and this festival promises to be one of the best, in honor of the 84th birthday of HM King Bhumibol Adulyadej, which falls on the Monday.
Opening tomorrow (2nd Dec) with a performance from the Phuket Symphony of Youth and finishing off on 5 December with leading Thai artist Naowarat Pongpaiboon performing the “Father of Love” celebration for the king, visiting the festival is a must for locals and tourists alike.
Every day from 4pm to midnight, you can take in some great gigs from Thai artists and bands such as Lanna Commins, KoKaiNaiSon, Na Yong & Team, Nga Caravan’s, and the Phuket sea gypsy band ‘Uruk Lawaoi’.
Aside from the Thai artists, there are also lots of Worldwide Music choices with the likes of Batucada, Americana, renowned sintir player Hassan Hakmoun, and Todd Tongdee’s troupe Hammapan, performing at the festival. With heightened warnings regarding the flooding situation in Thailand now reducing, things are getting back to normal across most parts of Thailand. It’s true that Thailand has gone through the worst floods for many years, although major tourist regions such as Phuket, Pattaya, Chiang Mai and Koh Samui have remained largely unaffected throughout the trouble. However, this has not stopped the mainstream media exaggerating the problems in time-honored fashion.
PTA President Somboon Jirayus, believes that the world media has used sensationalized images when writing about the flood problems, “Flooding images in the foreign media have [negatively] affected Thailand tourism, including in Phuket,” said the President.
“Many countries, especially in Scandinavia, have issued travel advisories for their tourists to avoid traveling to Bangkok because they misunderstand that Don Mueang Airport is the only airport in Bangkok, and [they have] assumed that flooding has affected all of Thailand,” he continued.
Although I feel for the people who have been dramatically affected by the Thailand floods, most of which in the north of Thailand and the surrounding areas of Bangkok and the city, President Somboon Jirayus has a point about the western media’s portrayal of the floods. This is not the first time they have slightly dramatized certain situations to sell newspapers… the military coup springs to mind!
I just hope that Phuket tourists realize that Bangkok is over a 12 hour drive to Phuket, and when something happens in the capital, we very seldom feel the effects on Phuket Island.

More good news for Phuket tourism as the environmental objections for Phuket’s conference and exhibition center have now been overcome, said Phuket Governor Tri Augkaradacha. The 2.6 billion baht center is now set for go ahead after concerns involving department officials carrying out procedures without consulting Phuket residents or local officials.
”The new environmental impact assessment have been done and accepted by the Department of the Environment and Natural Resources,” said the Governor.
This is exceptional news for Phuket tourism and pitches the island as a major powerhouse, with the news being enthusiastically welcomed by everyone on Phuket Island. It is forward moves such as this that cements Phuket as an important component of the ever-growing business culture in South-East-Asia.

Loy Krathong in Phuket is not to be missed, and some would say that outside Chiang Mai and Bangkok, Phuket is the best place to enjoy the festivities. For me, the festival personifies Thailand at its colorful and cultural best. On the full moon of the 12th lunar month of the Thai calendar, which normally falls in November, Loy Krathong moves into full swing. This year the festival falls on 10 November 2011. ‘Loy’, or ‘Loi’, whichever way you prefer, translates to the word ‘float’. ‘Krathong’ translates as ‘raft’, and the ceremony is symbolically pushing the float out across the sea or a river to signify casting away your problems of the previous year and bringing in a new start.
All major beachside areas in Phuket will be the places to visit on the evening of 10 November, especially Patong, Karon and Kata. Although the lake that adjoins Nai Harn Beach will be spectacular. In actuality, lakes are better and more in line with the history of Loy Krathong.

Although those in the Phuket property market might have a grumble from time to time about the difficulties of business procedures and practices in Thailand, things are much better than some realize. The recent 2012 Ease of Doing Business Survey from the World Bank pitched Thailand at the lofty height of 19 out of 183 countries! The International Finance Corporation, a subsidiary of the World Bank, compiled the survey with factors such as the ease of small firms doing business, regarding everything from start-ups to dealing with bankruptcy and insolvency. Thailand was listed fourth in Asia, behind Singapore, South Korea and Hong Kong.
This is great news for the Phuket property market and Phuket business in general and shows we are on the right track regardless of the naysayers who sometimes find it difficult to string a positive sentence together.
Thailand excelled in four areas: in the dealings of construction permits; protecting investors; trading across borders, and finally in terms for getting electricity!
A press release from the World Bank stated, “The global report shows that governments in 125 economies out of 183 [that were] measured, implemented a total of 245 business regulatory reforms – 13 per cent more reforms than in the previous year.”
It goes to prove that even through times of economic uncertainty, Thailand can hold its own and that the Phuket property market is in great shape to take advantage of its premier position on the Thailand Real Estate scene.

One of the great pleasures of living in Phuket is the ease of getting around Asia as Phuket is the air hub for many low cost airlines. And last weekend I took full advantage of that and paid a very reasonable 5,000 THB ($161) for a return trip to Singapore to watch the Formula 1 night race.
The F1 Singapore race is the highlight of the racing season and attracts people from all over the world to the event, what surprised me was the amount of people taking advantage of a two location break and heading for a few days in Phuket after the race.

Phuket’s lifestyle appeals to many especially after a good holiday and you leave with plans of purchasing your own Phuket property either sea view villa or a Phuket apartment.
Many move to Phuket and reinvent themselves taking up a lifestyle, which they have promised themselves for a long time, it could be learning to sail or play around on one of Phuket’s stunning golf courses.
However what about other benefits of living in Phuket?
Well many visit Phuket for medical holidays, dental, cosmetic and surgical procedures due to the outstanding World class medical facilities available. Another less know services available, are wellness/ detox centres such as the Atsumi Centre, based in the south of Phuket. The centre helps clients purge themselves of the many chemicals and ingredients found in food now days, that our body cannot process, so they stay in your body causing all sorts of illness minor to serious. I have had some friends go through the treatment and with jaw dropping effects so it was only a matter of time before I found myself far to curious about the whole process and booked in for 10 days.
My first surprise was how many Phuket ex pat residents were taking the class some staying and some day visitors. The choice of length of treatment is you to you but there is an excellent team here at Atsumi that will advice you through out the whole process. To be honest I actually was going to stay at Phuket’s other Wellness/ Detox centre Atmanji that is on the beach. However due to staff contently asking for my credit card even before they had explained the courses on offer made the initial visit like visiting a Patong Tailor, very heavy handed. Another feature that made me decide on Atsumi rather than Atmanji is the fact Atsumi is a dedicated wellness centre whereas Atmanji is still a holiday resort. After all you do not want to be fasting or on a Raw food diet and sitting next to a family drinking beer and eating a cheeseburger.
So I made my choice and went to book in to Atsumi for a 10 day Full fast program, as I write this I am on day 5 of 10 and feel 10 years younger, the whole process has been fantastic mind and body have been cleansed and my energy level are at an all time high. I still have another 5 days to go but so far it is definitely one of the better things I have ever done.
However I shall confirm in another 5 days:)

I have lived here 6 years now and the Island still pleasantly surprises me, take the other day I was showing a client Land in Phuket in order for him to build his Luxury Villa complete with
. The wish list was that the Villa be elevated to get the best view of the beaches in Kata. During the search we visited many land plots of all sizes and some in remote locations ticked away in the rubber trees. After a couple of days of viewing they decided on a plot and instead of wanting to return to their hotel they asked to be dropped off at the international supermarket to buy specialist food. As soon as I said goodbye and jumped back in my car to leave, I found my car would not start, the battery was dead. My first thought was that thankfully it did not happen when we were on the hunt for sea view land plots and were in some very quite sections of Phuket. The next thought is what to do next in the UK I would phone a road side recovery company. As I stood there staring into the engine a car pulled up and offered to give my car a jump start, sad to say that did not work but then another expat kindly said he knew a guy that worked in a garage and within 15 minutes a local Thai guy had turned up on his motorbike with a new battery. All was fixed in such a s short time but during that short time the help offered to me kept coming, the local electrical store seen me having trouble and also sent their van around to try to jump start my car. The lady in who owned the little stall nearby came over with water it was only then do you realise how lucky I am to live here and what a great community Phuket is and how in my humble opinion is the best place in the world to live.

This annual event held in Bangkok in November is the highlight of the Thai and more locally the Phuket real estate industries year book.

The demons of a self-proclaimed property guru are far too many to list in this 500-word article. Throwing off the shackles of inside knowledge is more of a curse then a blessing.
In predicting what the future holds in store for Phuket, even Nostradamus would not be able to keep up.
Doom, gloom and those odd moments between when many a developer and property broker sat silent and sullen next to the “kill switch” need not be recounted.
We don’t live in a communist country, so there is no need to rewrite the tales of our ghosts of past and present.
Today is indeed the rest of our lives and like Groundhog Day, could very well be filled with joy – or grief. Hope does indeed spring eternal.
Over the past three years I can’t remember the number of times someone has stumbled into my office or leaned across a board table and posed the question: When will things return to the way they used to be?” Ah, I think silently, “just where is that ‘kill switch’ when I need it?” But of course I smile back and recount what Phuket real estate has got right.
It is the birthplace of the modern hotel pool villa, home to the world-class destination resort complex Laguna, boasts enough golf courses to keep committed duffers from ever getting bored, offers hospitality and plenty of sun and sand with our diverse beaches. It’s also easier to get here than ever by international direct flight, including some from destinations you may or may not care to travel to some day.
We’ve got a lot here, and there is more to come. I could take the vantage point, of course. Yes, there are problems: infrastructure, the growing pains from mass tourism, traffic, environmental issues and continuing uncertainty up in a small town called Bangkok.
For property buyers in every corner of the world, stories of both success and failure are common. For all those who point fingers at the uncertainty of Thailand, I always pose the question: is it really any worse than America, Spain or Ireland?
Come on; you know the answer to that. Capital appreciation might have slowed to a snail’s pace and resale listings are multiplying faster than the wrinkles around my eyes, but if you bought on strong fundamentals, real estate here remains a solid investment. We don’t live in a perfect world. If someone can come up with a better place to live, raise their children, own a business, and enjoy a casual lifestyle please let me know.
I’ve been globe-trotting for about 50 years now and for me Phuket is as good as it gets. At the same time, I do understand that the island is changing day in and day out. It won’t be the same place in 10 years as it is now, just as it is vastly different now than it was when I moved here 10 years ago.
So to answer that annoying question on whether the market is going to go from slow to backward: it isn’t going to happen.
Property is set to continue as a major industry in Phuket for a very long time. Players, places, prices and products will inevitably shift.
The steering wheel of the car is in the front, facing forward for a reason.
The road may have a few bumps along the way, but it’s going to be ride you won’t easily forget.

The latest report have seen a steady growth in Phuket property purchased with the lower entry level market below 10 million THB and above 65 million THB the strongest segments. Focus on the lower entry level have seen projects such as Intara Villas, Onyx in the south og the Island and up on the North West Coast Wings Villas have also seen strong sales. So it seems that buyers will focus on the budget and compromise of views to gain space and value. Meanwhile the 65 million plus Villas have also seen a strong selling season. Andara is still the main focus on the Kamala Headland and will soon launch it next phase of luxurious Sea view Villas.
The demographic of buyers has shifted from the USA and Europe towards new markets like Russia taking 34% of sales and India 14% .Other nationalities purchase Phuket property are Hong Kong 13%, Singapore 4%, Thailand 10%, Australia 12%, European 7%, China 6%
The continued increase in land values I predict will see growth in areas such as Mai khao in the North of the Island and the East Coast are of Koh Sireh which has already seen some major branded resorts open recently.

I attended the I-Property Expo last weekend which was held in the fabulous Marina Bay Sands resort in Singapore, it’s a pleasant and short 1.5 hour flight to Singapore from Phuket so it’s no wonder the Singaporeans were out in mass to find out more about Phuket Property.
The show attracted developers from all over the world including Brazil, Asian countries and a high turn out from Australia. When walking around seeing what’s on offer around the globe it really made me appreciate the property in Phuket and how it positively compares to other world destinations.
First of all I think Phuket wins on location and when you compare the prices with Melbourne where a small 40sq.m meter apartment would cost around 500,000 AUD, whereas the same budget in Phuket could buy you a great private pool villa or a large sea view condo.
The most important thing when investing anywhere is the need for good transport links, again Phuket with its growing importance as an air hub combined with the growing low cost airline is all in Phukets favour.
With the airport expansion and the every increasing tourism numbers of which a growing number are return visitors which will in time turn to investors in Phuket property.
Quality of product, in Phuket building designs and build quality are forever improving.
Strong Civil Protection consumer rights compared to other nearby countries
Stable and strong economy compared to Vietnam for example.
Competitive prises and maturing re-sale market.
The future looks bright as the law is expected to increase the Foreign Condominium ownership quota from 49% to 70% and in some special areas 100%

Most visitors who come to Phuket end up experiencing a boat trip during there stay leaving from Royal Phuket Marina or Boat Lagoon next door. It may surprise you to know that expats have chosen Boat Lagoon over the last 10 years as their own piece of Phuket paradise and why not?

Phuket gazette announced today that the Asean members have been working on a single ‘Asean visa” that would allow free travel within the Asean member counties.
It follows a ” Schengen visa” scheme in Europe which has been highly praised and allows free travel in 15 European countries. A call from former tourism minister Weerasak Kowsurat to support the project, stating that it would boost tourism inside Asia, and Thailand in particular.

The aim of this very stylish event is to raise money in aid of the “Phuket has been good to us” foundation, a marvellous charity that has shown results helping many of the islands less fortunate children. The event itself is a fashion runway show, with cocktails to follow. The setting alone makes this a great night out and if a little money can be raised for the children even better.

The Holiday Inn in Patong will host the advent starting from 10.30am until 2pm and entry is set at 450 Baht for members and 600 Baht for non members.
The Phuket International Women’s Club is a non profit organization that provides educational opportunities for needy children, the club was founded in 1989 and has grown every year. All nationalities are welcome and the club offers a wide range of activities and social events.
Since 1990 more than 625 scholarships have been offered to girls and boys at primary, secondary and third level schools. Currently 177 students from kindergarten to university are receiving financial assistance from the club.

The third annual report issued by the HSBC Bank International found that finances among expats were generally positive with 66% saying they have more disposible income to save and invest since moving abroad. Anybody having a morning walk along the beautiful Mai Khao beach in the North West of Phuket will generally find a strange site in the sand. At first glance it looks a bit like people preparing to enter a Japanese endurance tv show as you will see people burying themselves in the sand up to there neck with only a parasol for protection.
Whats actually happening is that Mai Khao beach is one of the few places in the whole of Thailand where the sand has a special mix of minerals and is renowned as a therapy to relieve aching bones/ joints and promotes a general well being.
Maybe this is the reason why for centuries the beach has been home to the Andaman’s sea turtles nesting area. The Mai Khao area is also famous as it’s the only place to be the home of the Jabajan, a cross between a crab and shrimp ( very tasty indeed ) and also home to a mushroom that can cure insomnia, although I personally think that’s down to the natural relaxing atmosphere of Mai Khao beach.
For those who want to try a bit of Sand Therapy please turn up early, look for the yellow flags and enjoy an hour or so relaxing in the sand looking out to one of the most natural and beautiful beaches in Thailand.

A light rail transport rail track from Phuket airport to Phuket Town may be on track.
The executives of Pan-China met with the Governor of Phuket on Sunday marking a huge step forward to improving Phukets infrastructure and the airport link would be the start of rolling out a network across the island. The improvement of travel infrastructure in Phuket is seen as a key development in increasing the tourist demand, and help from the Pan China Construction Group may well be the momentum it needs to start. The company is keen to make clear that keeping the eviroment beautiful and being sympathetic to local cultures is a key feature of the proposal.
The rail system would be a major factor if Phuket is going to bid to host the World Expo in 2020.

The third round of the tournament to find Phuket’s best amateur golfer is being held at Blue Canyons Country’s Club’s Lakes Course. Trophies will be awarded to the top three players in each flight. Thailand and China agree to open a traditional medical centre in Phuket. A memorandum of understanding has just been signed by the Thai Ministry for Health and the Chinese government to open a new traditional / alternative health centre in Kamala on the West Coast of Phuket. The original idea dates back to 2004 but has only just been finalized this year with the input of Khun Pansiri Kulanatsiri the Deputy Minister of Public Health.
The centre will focus on Chinese traditional practices and alternative treatment of medicine and will operate within a network of doctors at nearby hospitals.
As Phuket is one of the world’s top places for health care and detoxing, with the already popular Atmanji and Atsumi centre’s in the south plus the growing number of tourists visiting Phuket on medical holidays, I feel this will contribute nicely to the allure of Phuket.

The eagerly awaited report compiled by C9 Hotelworks own research and Office of Tourism Development, Thailand shows a passenger increase of 28% for the first six months in 2010 compared to this same time last year. This is a significant sign of recovery for the hotel market in Phuket. Hoteliers have also seen a rise in occupancy from 61% to 70% for the same period.
Other key factors in the report are;
TOURISM :
The first half of 2010 signalled a rebound of Phuket tourism with a growth of passengers by 28% v”s the first 6 months of 2009 and 11% compared to the same period in 2008.
A boost in direct flights from Asia and Australia contributed to a surge in the number of flights by 30% and 11% compared to first half of 2009 and 2008 respectively.
Thailands Airport Authority (AOT) expansion program of Phuket International Airport is underway with a start of construction activity by the end of this year announced. Scheduled to be completed by 2013 the improvements will double the annual airport capacity to 12.5 million passengers.
AOT is soliciting bids for a private jet terminal as part of its business development strategy. The proposed terminal is planned to be up and running in the next three years to serve demand from private charter jets and high net worth individuals.
Australian visitors have been the number one source of passengers since 2005 with a compound annual growth rise of 31%.
The global economic crisis in 2008 initiated a dramatic shift from the long haul European tourist to the short haul Asian and Middle East market, contributing to a transition in guest profile and the needed adjustment of products offered.

Great news for the Phuket property market, Bangkok based MKB are now offering loans for up to 70% of the value of foreign freehold condominiums for a period of between 2 and 10 years. The interest rate is the minimum lending rate +2%. Requirements are that the unit has to be a Foreign freehold condominium, you don’t have to be employed in Thailand nor do you have to be a permanent residence in Thailand. Loans are available from 2 to 20 million Thai Baht and there is also the possibility of a 50% ballon payment at the end of the term.

Phuket Golfers are getting ready for this years Charity Golf Scramble. The event will be held on the 29th of August at the Laguna Golf Course and is being organzised by The Rotary Club of Patong who hope to raise money for disadvantaged children in Phuket.
Entry to the event costs 3,500 THB and includes green fees and most importantly entry into the charitey ball that evening.

Thai Airways and leading low cost carrier Tiger Airways have announced a new partnership called Thai Tiger Airways. The new airline will be based in Bangkok Suvarnabhumi Airport and concentrate on flight destinations of unto 5 hours.
This shows the true potential of Thailand, as its remarkable geographical position is within a 5 hour flight of 35 percent of the worlds population. That’s the astonishing figure I’ve been told of the total number of tourist who visit Phuket each year that make the trip out to see the breathtaking Islands and remote beaches of Phang Na Bay, and for most this day out to the world famous Phi Phi Island will be the highlight of their stay.
I must admit I’m extremely spoiled living here and sometimes take views for granted, however I do remember back to the first time I saw the dramatic Pang Na bay and limestone Islands with their sheer cliff faces, it’s the very essence of Asia and should be on everybodies “must do” list.
Now I would like to recommend one thing to anybody planning a trip and that is to treat it as a once in a lifetime experience and hire your own boat rather than being squeezed in a boat of up to 50 people! . The experience is unforgettable and you don’t have to hire a super yacht there are all sizes available, and companies Go Boating whom I’ve used and can personally recommend or the popular Coral Seekers will make the dream come true and live up to all your expectations.
Once you dive into that beautiful emerald water looking up at the sheer limestone cliffs in your own lagoon and then stop off at your own private Island for some lunch you may understand why 85% of the tourist visit Pang Na Bay, its just a shame most do it wrong .

Full confidence in the future of Phuket was confirmed today as the Centara Group announced the opening of their new luxurious beachfront hotel will open this October. The hotel will be named Centara Grand Beach Resort Phuket and has a colonial style mixed with Sino-Portuguese architecture. This hotel will be the Centara Groups fourth property in Phuket and came with a build cost of 1.9 Billion Baht.
Accommodation will consist of 262 guestrooms and villas; with 108 Deluxe rooms, 81 Deluxe Spa rooms, 45 Pool Premium rooms, 18 Pool Suites, six One-Bed Pool Villas and four Two-Bed Pool Villas. All guestrooms have a balcony with sea view, and Deluxe Spa rooms have a Jacuzzi on the balcony.

Don Muang Airport will host a new 50 million Baht private jet terminal to be operated by MJETS who have been authorised by Airports of Thailand PCL to exclusively operate the first private jet service terminal and FBO facilities. MJETS provide an exclusive and successful luxury private jet world class service. The project is supported by Tycoon Bill Heineke, and his Minor Group has been awarded the 5 year concession by AOT to operate the facility.
Interesting news, Bill Heineke’s Minor group also operate and own a significant section of the high end hotels in the upmarket Mai Khao beach area just north of the airport. With Airports of Thailand having plans to build a similar facility here in Phuket it seems a marriage made in heaven.

The Laguna area over the years has probably been the leading area for expats to start their new life in Phuket and it’s always been a mystery why the lack of more shops were not available to the area. Last September the Phuket Asset Ltd announced their project Explorer – Phuket a mixture of Condominiums, Pool Villas, Shop Houses and the jewel in the development has to be the large shopping mall approximately the size of the Central Festival mall nearby to Phuket Town or Patong’s Jungceylon Mall .
After passing the site today and seeing the first contractors on the ground, in my opinion it can’t be built fast enough and I am sure residents in the Laguna, Bang Tao, Surin and surronding areas would have to agree. Already popular in the area is the small Tesco supermarket and more and more small delis. Combine this with Alan Zeeman’s Paradise Group plans to redevelop the area near the Surin Plaza which was made famous for the location of its Silk restaurant which has now been relocated to the company’s stunning Andara Resort in Kamala .
All this must make the Laguna area one of the most western friendly areas in Phuket, and yet it still holds on to its charm with a small village feel about it. There are more types of property available in the area from large Sea view villas to more modest condominiums .

With Phuket hotels and resorts enjoying 70% + occupancy in Phuket, and the first rain getting everybody in the mood for the Songkran festival which is the Thai new year celebration from the 13-15th April the mood is definitely upbeat and proving Phuket’s place as one of the world’s premier holiday destinations.
Investors are also taking advantage of the two month extension of the reduced property tax registration incentives. With investors favoring completed developments over off plan, and also on the increase again are land sales. The ITB Berlin travel fair with an expected one million visitors is taking place this weekend in Germany and so far the response for Phuket has been upbeat and far better than expected .
Phuket’s Governor Wichai Praisa-ngob and the Chief Exectutive of the Phuket Administrative Organisatation , Paoboon Upatising along with over 45 resorts in Phuket sent their representatives to fly the Phuket flag. With such a strong turn out and support for the event it was clear to see why the Phuket stand doubled in size this year.
Bhuritt Maswonngssa, Vice President of the Phuket Tourist Association, was reported to say that that the show had been a boon for Phuket.
”We’ve had lots of bookings,” he said. ”Phuket remains a popular destination for Europeans especially. People are mostly able to realise that Phuket and Bangkok are a long way from each other, and that Phuket does not have the same kind of political turmoil.”

Due to a growing demand there are now two major international schools in Phuket; one being the British Internatianal School which is located inland from Royal Phuket Marina towards Loch Palm and Red Mountain golf courses (handy after you drop the kids off). This school is a magnicicant looking building, and boasts fantastic facilities to match. Children are taught following a traditional curriculum; drawing upon the best practices of the English National Curriculum, the Cambridge International General Certificate of Secondary Education and the International Baccalaureate
The other choice is the new Phuket International Academy located in the Thalang district inland from the North of the Laguna region. The journey to it is
through the lush rubber plantations, and the modern academy has the rainforest hills of the National Park as its back-drop. This new school or Academy as it is called has three centers in one facility operating an open door policy and follows the International Baccalaureate (IB) World School. This is a relatively new program that I personally had never heard of until I had the pleasure of showing some good clients the Academy last week.
As I sat there listening to the admission department explaining the program to my clients, who’s children already follow the same program in Singapore I was left astounded. First of all the centers sports facilities are unrivaled with it’s tennis academy, kids club, basket ball court, Olympic sized swimming pool, Zen garden, Art, Dance, Rugby , a Football Academy run by Brazilian Soccer Schools, Cricket , Athletics track, Arts and Wellness Centre plus a Mind centre. Sailing lessons are planned for later in the year along with a Kids Adventure Zone.
Phuket was recently voted one of the best places in the world to retire to, and now with these two leading schools it will not be long before its voted alongside the best places in the world to educate children.
And if you do have a child studying at school in Thailand you can apply for a guardian visa.

With the amount of development taking place in Phuket, and as a general rule less space is being sold for more money, it’s no wonder that the renovation “do-er-upper” market is attracting savvy investors. For example let’s take two projects in Patong; The Unity is a very smart condominium development with a two bedroom unit with an area size of 120 sq.m costing just over 10 millllion baht. Look just above this project in the hills and you will see the Andaman Hills development, which was one of Phuket’s first development built to attract the foreign buyer.
It’s well established and enjoys one of the best views in Phuket with a panoramic view overlooking Patong bay. Many units have been updated and are now selling for over 20 million Baht. That said you can still secure one that has yet to be renovated for approximately 9 million Baht. By adding a simple access to the roof via an external stairwell you would have a 3 bedroom, 4 level property with a covered area of around 240 sq.m plus 100 sq.m’s worth of balcony’s and large roof terrace overlooking the whole of Patong bay.

There are many different styles of architecture in Phuket, however it’s rare that I come across something truly unique. This week an opportunity to list what must be Phuket’s only ranch came about when I received a call from a long term resident.This particular resident hails from the States, Cody Wyoming to be exact, and when he decided to buy land in Phuket and build his dream home a few years ago he certainly took the style and influence from his ranch life back home.

The Phuket Real Estate market has shown a stronger than expected start to 2010 with sales being registered all over the island.January brought a flurry of sales with condominiums and apartments top of the wanted list.
High sales reservations were particularly notable in Kamala which is a stunning beachfront bay just a short drive North from the tourist hotspot Patong with it’s plentiful shopping and nightlife.
Two developments in Kamala, The Regent / Kamala Regent and Kamala Falls have recorded great sales in the month of January. Kamala Falls sold 7 units and the Regent /Kamala Regent had all their New Year wishes come true with over 10 units sold.
Phuket property was also selling briskly further down the coast at Karon Beach with at least two beachfront apartments at the Movenpick resort selling and the east coast also fared well with sales at Baan Yamu and one of the last luxury Aquaminium units at the fabulous Royal Phuket Marina being sold to a very lucky owner.
From what I have learned about the buyers, it’s been a real mix of purchasers looking for either a guaranteed return of investment, short to long term investment or a second home.
With the high season still going strong and Chinese New Year a couple of weeks away its looks like the momentum will carry on well into February.

The eagerly awaited Phukets first waterpark “Splash Jungle” located at the islands luxurious West Sands resort proved a huge hit with the locals today as it generously opened it’s door for a free fun family day to families in the local villages. The sight was wonderful, as mums, dads and kids all had a really fun day, living up to Splash Jungles slogan “Let’s Get Wet”.
Phuket has had to wait for a very long time to have a new state of the art attraction, and West Sands has delivered one of the best water Parks to be found in Asia.
West Sands did break the mould of traditional resorts by including such a costly and time consuming to build attraction, especially as the resort itself has a rare absolute beach front location on the more favoured West coast – some would have debated, did they need it? However, the inclusion of “Splash Jungle” is a very clever inclusion and is expected to boost occupancy levels of the mixed use resort for years to come. It seems very likely that it will pay off as West Sands is trully a one off resort on the island, boasting an attraction that no other resort development has. Making it still a shrewd investment for property investors in the Phuket real estate market.
With properties ranging in size from 1 bedroom apartments to 5 bedroom beach front villas, and all the facilities you would expect in a luxury resort it has something to suit most budgets and needs.
A limited number of re-sales and completed units direct from the developer are available, but don’t wait too long as this resort is certainly going to be the talking point on the island.

West Sands “Splash Jungle” Water Park opens.
The date of the 30th January 2010 has been set for the opening of the West Sands resort water park “Splash Jungle”
This eagerly and much needed attraction shows the shift to families now holidaying in Phuket, making the Island an attractive place to raise families.
With its perfect climate, superb schools like the new Phuket Academy, or the more established British International School no wonder the villa real estate market and larger condominiums are great investments both to live in or attract the longer term rental market.
And what could be better than cooling off in a water park complete with lazy river, slides, wave pool and spa section.
Maybe this is why on Tuesday night a much loved visitor decided West Sands Resort at Mai Khao beach was the best place to raise her off spring .
This particular visitor was a rare and huge Giant leatherback Turtle which only makes the journey to lay eggs every 25 years. With two earlier reports of other Turtles laying eggs in Pang Na its certainly good news to even know these magnificent creatures are still out there, but I think a visit to Phuket every 25 years is way too long apart.

Last week the stunning Gulu Lalvani’s Royal Phuket Marina was the host of the 7th International Boat show, PIMEX.
This is one event I really look forward to every year, there’s always a great atmosphere and it’s fun getting on board the boats, even if I do have to pretend to have enough money to buy one…
With great names like Ferretti, Riviera, Crownline and my personal favorite Pershing it’s no wonder I had such a nice afternoon starting with a fantastic lunch at Les Anges on the boardwalk, one of the first restaurants I ever ate at in Phuket all those years ago, and a restaurant that I visit regularly and can truly claim that I have never had a bad meal in.
Then a pleasant few hours followed wandering around the boats, and various stands. As soon as I got home I get a call to ask if I had seen Naomi Cambell at the boat show? of course I had missed her by two hours, and also rumored to be on the Island was Kevin Spacey. Both believed to be staying at the luxurious Aman Puri resort (not together by the way), which is located at the southern end of Bang Tao Beach and the north end of Surin Beach on the fabulous West Coast.
For anybody that havs been lucky enough to have spent time in Phuket, it will come as no surprise why so many of the Rich & Famous choose to holiday here and then to go on to invest in property. After all when you are earning millions for walking down a runway or acting in a film, it’s nice to take a break after all the hard work.
With the Phuket’s famous sunsets on the West Coast, its clear to see why they favour this location, and with sea view apartments starting at 7.8 Million Bhat (approx 150,000 euros) in the same area, maybe you don’t have to be an Oscar winner or supermodel to enjoy the same lifestyle.

Swedish Visitors Double in Phuket

It was reported this week that the number of Swedish Visitors to Phuket has now doubled from pre Tsunami figures.
The Swedish Ambassador Lennart Linner ”We had about 200,000 visitors per year before the tsunami. Today it’s 410,000”.
With a population of only 9 million why is Phuket such a popular place among Swedes? the Ambassador thinks it’s the extradinary amount of good will that was created ironically enough in the Tsunami tragedy. He says ”The Thais were helping them before even helping their own, and for that, Sweden will always be grateful.”
It’s not hard to see why the many Swedish backed developments are proving to be very popular with property buyers. Is it the Swedish efficiency, skillful design, eye for detail, commitment or just a greater understanding of what people investing in Phuket property really want that makes these developments popular? Whatever it is, anybody thinking of developing or buying property in Phuket should definitely have a look at some of their developments.
I very recently visited one such Swedish backed development, located just on the outskirts of the Laguna area but still just a few minutes’ walk to Bang Tao Beach. Pleased with the superb location, I was eager to inspect the construction and design lay out, and I wasn’t disappointed.
What first impressed me was the activity on site, with the backing of the developer they are building out regardless of sales (maybe that’s why they’re getting sales) so investors minds can rest easy on the completion schedule. Next was the design itself , a modern contempory style with high ceilings, over sized doors and each condominium has great indoor and outdoor space, each apartment even has its own pool, which offers the very best in Phuket condominium living. Attention to the design detail is also very noticeable in the landscaped gardens. With 24 hour security, and an in house management program it really is hassle free for the overseas investor.

A major initiative by Thai developers who plan to provide direct mortgages will lift the Thai property market and move it into unknown territory. Under the Financial Institutions act 2008, loans can be made though not with publically raised funds. The market has held up well during the economic global financial crisis but with loans previously unavailable and the fact that Phuket has so many completed units ready to move into it certainly looks like being a great 2010.
